Bollywood star Hrithik Roshan leases his 12,000 sq ft, sea-facing luxury apartment in Juhu (Mannat Apartments) to girlfriend Saba Azad at a steeply discounted ₹75,000/month (deposit ₹1.25 lakh), setting tongues wagging in Mumbai’s real estate circles.

Hrithik Roshan Rewrites Real Estate Rules — Leases His Sea-Facing Juhu Apartment to Saba Azad for Just ₹75,000/Month

Mumbai’s real estate headlines got a dramatic spin when Bollywood superstar Hrithik Roshan decided to lease his opulent, sea-facing apartment in Juhu to his partner, actor-singer Saba Azad, at a fraction of its market value. Here’s everything you need to know about this surprising arrangement.

A Personal Gesture That Raised Eyebrows

In a move that’s stirred both admiration and curiosity, Hrithik Roshan leased his sprawling 12,000 sq ft residence—spanning the 18th floor and a duplex on the 19th and 20th floors of Mannat Apartments (Vartamaan), Juhu-Versova Link Road—to Saba Azad. The monthly rent: just ₹75,000, secured with a ₹1.25 lakh deposit, according to the leave-and-license agreement dated August 4, 2025.

This arrangement stands in sharp contrast to prevailing rates. Local brokers say a standard 3BHK in the vicinity (roughly 1,000–1,300 sq ft) typically rents for between ₹1 lakh and ₹2 lakh per month. In fact, in 2023, a 3,600 sq ft unit in the same building fetched ₹6 lakh per month—making this deal even more remarkable.

A Legacy of High-Stakes Real Estate Moves

This isn’t Roshan’s first major real estate play. Back in October 2020, he acquired three entire floors of the Mannat Apartments block—namely, the 18th floor and a duplex on the 19th and 20th—for a staggering ₹97.5 crore.

Since then, the Roshan family has been active in Mumbai’s property market. Most recently, in May 2025, Hrithik and his father Rakesh Roshan sold three flats in Andheri for a combined ₹6.75 crore. Earlier in the year, Hrithik also leased commercial spaces in Goregaon (2,727 sq ft) for ₹5.62 lakh per month, and in Pune’s Kharadi (9,209 sq ft) for ₹6.08 lakh per month.

More Than Just a Lease — A Statement in Love and Trust

What makes this lease particularly compelling is how it bridges the personal and the professional. By offering his lavish property at a symbolic rent, Hrithik appears to be making a personal gesture rooted in affection rather than commerce.

The contrast is staggering: from market rents in “tens of lakhs” to a mere ₹75,000—a clear indicator that emotional bonds can trump market logic in Mumbai’s cutthroat real estate scene.

The Home Itself — A Seaside Sanctuary

For those interested in aesthetics, the apartment isn’t just about numbers. Hindustan Times paints an intimate picture of the interiors: a nautical-themed design bathed in neutral tones, flooded with natural light, and packed with playful luxuries like a chocolate vending machine, foosball and billiards tables, driftwood stools, and custom furniture from Jaipur Rugs and Roche Bobois. It’s a serene, art-laden sanctuary with an oceanic vibe as rich as the views it opens up to.

What This Means for Mumbai’s Real Estate Consciousness

  • Rewriting the rules: A superstar using property not for profit, but personal support, subtly reshapes how we perceive celebrity ownership.
  • Humanizing high-value assets: By turning real estate into a tool of love, Hrithik shifts the conversation from wealth flaunting to grounded generosity.
  • A ripple effect?: While unlikely to change market fundamentals, the gesture might inspire others to rethink their property approach—not just as investments, but as extensions of relationships.

As the lease runs its course, observers will wonder: Will the rent be adjusted? Will this lease become a case study in alternative property use? For now, it stands as a touching note of personal warmth amid Mumbai’s high-stakes real estate narrative.

In summary, Hrithik Roshan’s leasing of his luxury sea-facing apartment to Saba Azad for ₹75,000 a month—far below the going rate—blends glitz with genuine tenderness. It’s a story that caught headlines not because of celebrity or commerce alone, but because it added a dose of heart to the city’s property storyline.
